Commercial plumbing

Planned maintenance, reactive repairs when something fails, and full plumbing installs on new commercial builds. We're a registered IQP, so backflow certification for your Building Warrant of Fitness can be handled at the same time.

Planned maintenance

Regular scheduled visits so things get picked up before they stop your building working. For most commercial premises the value is not the repair, it is not having the repair happen on a Friday afternoon with customers in the building.

What a schedule usually covers: tapware and cisterns, hot water plant, backflow devices, grease traps where there is a kitchen, tundishes and floor wastes, and anything specific to your fitout. We agree what is on the list and how often, and you get a record of each visit.

Reactive repairs

When something fails you need it dealt with, and you need to know when. We will tell you honestly when we can get there rather than saying yes to everything. If it is going to be the following morning we will say so, so you can make a plan rather than wait by the phone.

Landlords, tenants and who pays

On commercial tenancies the split between landlord and tenant is not always obvious from the drain up. We are happy to work to whatever the lease says and to invoice the right party, as long as somebody tells us which is which before we start.

New builds and fit-outs

Full plumbing installation on commercial builds, working alongside the builder and the project team. We can price off plans, which is usually the sensible way to do it at this scale.

On a fitout the questions worth asking early are capacity and compliance. A tenancy changing use, an office becoming a food business, an extra bathroom in a building that was sized for fewer people. Those are cheap to solve on a drawing.

Compliance in the same visit

We are a registered Independent Qualified Person (IQP), so inspection, testing and Form 12A certification for applicable Building Warrant of Fitness backflow systems can be handled alongside your maintenance rather than as a separate contractor and a separate call-out.

If your building has a compliance schedule, the annual dates are predictable. Putting them on the maintenance calendar is easier than being chased for them.

Trade standards

Russ's position on this is straightforward. He won't compromise trade standards or compliance just to offer the cheapest short-term option. On a commercial building, that is usually what you want to hear.

What we do not do

Gas. We do not hold a gasfitting licence, so commercial gas appliances and gas pipework need a registered gasfitter.

What it costs

Commercial work is quoted. Planned maintenance is normally set up as an agreed schedule with agreed rates, and new build or fit-out work is priced off plans. Reactive repairs on an existing maintenance arrangement run at the agreed rate.

Our initial call to site for minor plumbing maintenance is $224.25 including GST, then $120.75 an hour in half-hour blocks. Specialist equipment and services are charged or quoted separately depending on the job.
